What scale makes redevelopment projects most successful and effective in creating active public spaces? The urban renewal model of large-scale assembly of properties coupled with big single-developer projects is now competing with a new model, in which cities provide public parking and then spread the opportunity amongst multiple owners and developers. Many recent examples across our region – from LA Live and Grand Avenue to downtown Culver City and Santa Monica’s Third Street Promenade – prove that the answer is far from clear.
